Construction continues on The Shaw Condominiums located next door to the historic Howard Theatre. Developed by Monument Realty, The Shaw will include 69 one and two bedroom condominiums featuring high-end finishes, 9 ft ceilings, floor-to-ceiling windows, and balconies / terraces with select units. The property will offer garage parking, rooftop terrace with shared amenity space, and approximately 7400SF of retails on the ground floor. Sales are expected to begin later this year.

Construction continues on the much-anticipated,  The Bower Condominiums, by PN Hoffman and Forest City. The only "for sale" condominium development currently under-construction at The Yards, the 11-story project will include 138 condominiums ranging in size from studios to 3BR Penthouses. According to the development website, units will feature 9' ceilings, wide plank wood floors, Mecho shades, floor-to-ceiling glass, Bosch kitchen appliances, and Italian cabinets.  Community amenities include a roof top lounge with terrace, fitness studio, and 24/7 concierge.  Delivery is anticipated late 2018.

Excavation work continues at The Perla Condominiums located on the site of the former Scripture Cathedral Church at 9th and  O Street NW. The 66-unit LEED Gold property, developed by Four Points LLC, will feature 9 foot ceilings, floor-to-ceiling windows, chef-inspired kitchens with Italian cabinetry, and luxury baths. Residents will have access to garage parking with electric charging stations, private storage, and a skytop lounge with fire pits. Audi Field | Buzzard Point | $300M | Q2 2018 

After bidding farewell to RFK Stadium, the DC United soccer team will be playing the new season at their new home at Buzzard Point. The new 20,000-seat stadium is being built by Turner Construction and will include approximately 14K SF of retail and a 40K SF public plaza at an estimated cost of $300M. The Stadium is the first major development at Buzzard Point with a number of developers, including Akridge and MRP Realty, finalizing developments near the site.

Construction cranes continue work on the Fragers Hardware site at 1101 Pennsylvania Ave, SE. The new project, Penn11, is being developed by Perseus
Realty and Westbrook Partners and will feature 34 condominiums and the new 8500SF Fragers Hardware. (Fragers temporarily garden center is still open a few blocks away). The one, two, and three bedroom condos were designed by Hickok Cole and sales are expected to begin early 2018.  We will follow the construction progress...stay tuned for updates. #developmentupdate

Construction fencing is in place and demolition has begun on the Scripture Cathedral at 810 O Street, NW at the intersection of 9th and O St NW in Shaw.  According to the Washington Business Journal, the property was purchased by an affiliate of Four Points Development for $13M and plans include 66 apartments built above approximately 7,000SF of retail.  The adjacent site is planned to be developed into condominiums by Roadside Development.  Construction update photos as the project continues.

Construction framing is almost complete on Girard Street Green on Sherman Ave in Columbia Heights. Developed by Capital City Real Estate, the project includes 10 traditional-
style townhouses - each one split into two 2-level condominiums ranging in size between 1100SF-1500SF.  The top floor units have a private roof deck while lower-level units have a private terrace with outdoor gas fireplace. Construction is progressing at the new Cleveland Park library located at 3310 Connecticut Ave, NW. The library, designed by Perkins Eastman and built by Gilbane, will be built to LEED-Gold Certification. Once complete, the neighborhood gathering place will feature: large open first floor ideal for meeting spaces up to 205 people, a dividable meeting room that can accommodate 105 people, private conference rooms, private study rooms, and an outdoor reading garden for enjoying a good book outdoors.  According to the project website, several pieces of art from the original library will be incorporated into the new space when it opens in 2018.
