If you are in the market for a condominium, one of the factors to consider is the financial strength of the association - which you will be a member. It is an important step in the "Contract-to-Close"  process to review the Condominium Resale Documents and ask any questions of the association - especially around the financials.  In general, there are three main financial aspects to consider: 

1. Budget:  Review the monthly and annual budget for the association to determine how well they are managing assessments and monthly expenditures. Look for budget shortfalls and areas where future expenses might not be appropriately budgeted. 

2. Delinquent Owner Accounts:  As a condo owner, you will be responsible for making your monthly assessment. If other

After groundbreaking in February, construction continues on the Historic St Thomas Parish and soon-to-be-built residential building at 18th and Church St in Dupont Circle.  The iconic structure was originally built in 1899 and was destroyed by a fire, that was ruled arson, in 1970.  The congregation continued to worship for nearly 46 years in the church hall. In an effort to get a new sanctuary built, St Thomas Parish is partnering with CAS Riegler Development who will develop the new church (approximately 1/3 of the site) and a new 7-story, 56-unit residential building adjacent.

With the Wharf Grand Opening only a few months away, the developers have opened the first public park that is part of the project. Waterfront Park is located near Cantina Marina and the loading docks for tour cruises such as The Odyssey.  Wide open green spaces, natural landscaping, and lighted walking / biking paths will connect this area to the commercial component of the Wharf that opens in October.

After years of planning and various iterations for the property, the historic homes at 1745 N Street NW in Dupont Circle have begun the transformation to new condominiums. Developed by a joint venture between Madison Homes, The Resmark Companies, and IDG, the property will consist of The Row and The Flats.  The Row is the 112 year-old homes that face N Street and the The Flats are loft-inspired homes in a new construction building with modern design finishes. 

According to the projects website, " Situated on a tree-lined street just two blocks from Dupont Circle, 1745 N is where historic meets modern, and sophistication and style share a single address."
